Construction Risk Management as part of Commercial Real Estate will protect the Bank’s collateral position and reduce risk in a lending transaction where construction is involved, in addition to preserving the integrity of construction projects. My portfolio included an aggregate of $480 million in capital expenditures.

My responsibilities have included:

• Identify and analyze risk attributes to all construction projects by utilizing a systematic approach including profit/loss studies, market conditions, labor relations, constructability issues, and construction costs.
• Work with Developers, Architects and General Contractors to identify scope, analyze budgets, monitor schedules and manage changes throughout the construction process.

Borders, Inc. is a world leader and developer of retail facilities. As a Manager of Estimating and Construction, I report to the V.P. of Design and Construction and am responsible for all areas of construction estimating, pre-construction and construction services.

• My responsibilities have included total control of multi projects from site feasibility study onto budget preparation, maintaining the capital expenditures budget, estimating and bidding, document reviews, front end documents, to managing of construction including procurement, scheduling, contract negotiation and administration and final delivery.

• Maintain a historical database of construction costs with emphasis on time, schedule, size and labor markets.

• Perform multi-level estimates: conceptual, schematic, design development and construction documents.
